Small Adjustments, Fewer Breakdowns

Garage doors rarely fail without warning. Springs lose tension, cables fray, rollers dry out and bolts work loose over thousands of cycles. A tune-up catches that wear while it is still an adjustment rather than a repair.

Humidity and heat around Lake Okeechobee dry out lubricants and rust hardware faster than in milder climates, so a yearly check makes sense for most homes. We tighten, adjust, lubricate and test every moving part, then tell you what is wearing and roughly how long it has left. Nothing gets replaced without your say-so.

When a Tune-Up Is Due

  • It has been a year or more

If nobody has looked at the springs and cables in over a year, wear is building whether or not you can hear it.

  • The door is getting louder

Squeaks, rattles and scraping usually mean dry bearings, loose hardware or a track drifting out of line. All are simple to correct early.

  • It moves slower or jerks

Hesitation, shudder or a slow climb often means the springs are weakening and the opener is taking up the slack.

What the Tune-Up Covers

It is a hands-on inspection of the whole door, not a quick spray and go.

  1. 1

    Inspect and tighten

Springs, cables, drums, bearings, hinges and track brackets are checked for wear, and every accessible fastener is snugged up.

  2. 2

    Lubricate and adjust

Moving metal parts get a proper garage-door lubricant, tracks are cleaned rather than greased, and spring tension is adjusted if the door has drifted out of balance.

  3. 3

    Test the opener and safety

Force, limits, photo-eyes and the auto-reverse are tested, and you get a plain rundown of anything that will need attention soon.

Tune-Up Questions

How often does a door need a tune-up?
Yearly works for most homes. A door that is the family's main entrance and cycles many times a day earns a visit every six months. In between, watch it run once a month and listen for new noises.
What can I do myself between visits?
Watch and listen as it runs, lubricate rollers, hinges and springs with a garage-door spray, and keep the tracks clean. Test the auto-reverse monthly by closing the door on a board laid flat. Leave springs, cables and bottom brackets alone; adjustments there are a job for a technician.
Should I grease the tracks?
No. Grease on the tracks collects grit and makes rollers skid rather than roll. Tracks should be wiped clean and left dry. Lubricant belongs on roller bearings, hinge pivots, springs and the opener rail where the manual calls for it.

Catch the Wear Before It Fails
